Shenandoah is an age-qualified community. What does that mean?At least one resident of most households must be 55 years of age or more, though in a limited number of homes, the minimum age is 45. No one under the age of 19 may be a permanent resident. What's the "active" part of "active adult"?Shenandoah offers a fully equipped fitness club, tennis courts, and many other amenities. Activity is expected to be lively on and around our beautiful Lake Frederick. Our location near multiple golf courses, trails, and recreation areas is sure to inspire an energetic lifestyle. And at Clubhouse Village, residents are sure to gather often with new friends for fun and conversation. May I invite my grandchildren for a visit?Friends and family are always welcome at Shenandoah. Visitors under the age of 19 may stay for up to three months each year. Guests over the age of 19 may stay indefinitely, as long as the home is occupied by at least one adult aged 55+. What is the Home Owners Association (HOA)?The Homeowners' Association protects the investment of residents by overseeing the maintenance and operation of buildings and grounds and regulating the use of common elements. The HOA relies on professional management to carry out day-to-day functions. All unit owners of Shenandoah are HOA members. How much will the HOA fees be and what will they cover?Monthly fees will differ according to the size and location of your home. Fees cover costs of landscaping and general grounds keeping, operating and maintaining common areas, maintenance and upkeep of dock areas, trash collection, and snow removal in roads and common areas. Fees also create a reserve fund to enable repair and replacement of common facilities as they become necessary. May I bring my pet to live with me?Domesticated pets are welcome so long as the pet does not present a hazard to residents or cause disturbance in the community. Size restrictions may apply in certain neighborhoods. Pets must be leashed outdoors and proof of rabies inoculation and annual county registration may be required. There is no fee for keeping a pet. What does it cost to use the Clubhouse Village amenities?The Clubhouse Village will be maintained by HOA fees. Residents may use these amenities without additional maintenance or membership fees. Of course, diners will be charged for selections made in the restaurant and bar, and a fee will be required in some cases for large private events, such as weddings and birthday or anniversary parties. Who will manage the community facilities?A professional management firm, responsible to the HOA, has been retained to manage community facilities on a day to day basis. When will the 35,000 square foot Clubhouse Village be completed?The 10,000 square-foot Fitness Club, part of the 35,000 square-foot Clubhouse Village complex, is fully operational. Construction of the larger Social Club is well underway. The Social Club will house comprehensive social activities, including indoor and outdoor dining, media and club rooms, a library, and ballroom facilities, for residents and their guests. Indoor and outdoor pools, state-of-the-art exercise equipment, and four tennis courts are included in the Fitness Club. Tennis courts, picnic pavilions, and park areas will be completed in stages corresponding to the nine-phase home building schedule. Will the ballroom in the social center be large enough for dancing?The social center is designed to accommodate not only intimate gatherings, but also gala events such as weddings, birthday celebrations, anniversary parties, and conferences. The ballroom, with approximately 5,750 square feet of floor space, will be more than adequate for dancing. Will there be walking and biking trails?Both an asphalt trail and a series of woodland trails are part of the community’s master plan. The asphalt trail follows main thoroughfares. Woodland trails follow the shoreline of Lake Frederick. To preserve the pristine character of the lake area, the Virginia Department of Game and Inland Fisheries maintains a 100 foot buffer around the lake, and the Department has granted permission to Shenandoah to construct trails on the wooded acreage within the buffer. Both trails are maintained by the Homeowners Association. Will there be walking trails within the 100 foot lakeside buffer?The 50 feet immediately surrounding the lake is under the ownership of the Virginia Department of Game and Inland Fisheries. VDGIF permission is required for construction of trails within the 100 foot buffer and that permission has been granted. This area will be maintained by the Shenandoah HOA. When will control of HOA matters pass from the management company to the residents?Full control of the HOA will be transferred to residents when the development project is complete, but residents will begin to take progressive control over some components of the HOA beginning sometime during the first 2-3 phases of the community’s growth. How will utilities be provided?All utilities are underground. There are no septic fields or wells associated with the property. Frederick County provides sewer and water, and a tower located on the property near Route 277 will augment the water supply. Natural gas will be provided by Shenandoah Gas. Allegheny Power is the electricity provider. What companies will provide cable and phone service?Comcast will provide cable. Phone service is provided by Verizon. Can the community be truly "gated" when there is a public access road to the lake?Lake Frederick Drive provides access for the public to the lake. To enter the Shenandoah community itself, you must traverse Rachel Carson Drive which will be gated and secure on both sides. All vehicular access to the community will be gated. Can I arrange home delivery of newspapers?Please contact the circulation departments of the papers you wish to receive. What is the official address of the community?The community’s location is Lake Frederick, Virginia. Will the community have a convenience store in which to purchase bread, milk, etc?At this time, there is no plan for a convenience store within the Clubhouse Village complex. However, a shopping center being developed adjacent to the community (by another developer) is expected to include a supermarket or convenience store as well as other retail shops. Will planned activities be part of the community offerings?A full time Activities Director maintains a comprehensive events schedule – an exciting mix of activities that satisfies a wide range of interests and abilities. Residents participate in events planning, and the many committees formed by owners contribute to the well being of the community as a whole. Something interesting is happening at Shenandoah every day of the week. Where can I launch my boat?The public slips at Lake Frederick may be used by visitors who have secured a visitor's pass and by residents whose boats are registered with the community. What kind of fish can I expect to catch?Anglers may encounter largemouth bass, bluegill, redear sunfish, black crappie, channel catfish, walleye, and northern pike. The Virginia Department of Game and Inland Fisheries annually stocks catfish, walleye and pike. Other fish species reproduce naturally. Who owns Lake Frederick?Lake Frederick is a public facility owned and managed by the Virginia Department of Game and Inland Fisheries. Rresidents of Shenandoah and the public may use the lake and have full access to the slips and fishing amenities. Can I purchase a home site and defer building a home on it?The construction of homes is regulated by a time-sensitive master plan. Building homes according to a pre-set schedule helps to preserve attractiveness and affordability throughout the community. May I rent my home if I'm not ready to move in?You may rent your home if the tenant meets the 55+ age qualification, signs a lease for a minimum of 12 months, and agrees to abide by the HOA rules. How much do homes in the community cost?Prices begin in the upper-$300s. Builders are happy to discuss base prices as well as custom options. What are the County taxes?The 2007 Frederick County real estate tax rate is $ 0.525 per $100.00 of assessed value. The County Commissioner of Revenue (540-665-5680) administers a tax relief program for the elderly, which is based on income and net worth. This applies to real estate taxes only. Personal property tax is levied at $4.20 per $100.00 of assessed value. What types of homes will be built?The master plan includes single-family detached, single-family attached (duplexes), town homes, and condominium homes. During Phase I, Beazer Homes and Winchester Homes are offering detached homes and duplexes. Designs may be viewed at the Shenandoah Model Court, where builders have sales centers/decorated models available to tour. Will I be able to finance my purchase?The builders' affiliated mortgage and lending specialists can assist you in making your purchase comfortable and affordable. Beazer Mortgage and Winchester Home Loans provide competitive rates and excellent customer service. Check with your sales representative for details and qualifications. Both builders also offer insurance options. Will there be home site premiums?Some homes will carry premiums determined by size and location factors, as well as proximity to and/or views of the lake. Check with your sales representative for details. Can I build at Shenandoah using my own design?The home designs approved for construction in the community are elegant, varied, and certain to please the most discriminating buyer. It may be that certain design features you admire can be incorporated for you (as custom components) into a home approved for the Shenandoah master plan. How soon can I occupy my home?Phase I construction activity is continuing, and a significant number of residents have settled happily into their new homes. Builders can often offer settlement in 30 to 60 days.
